Planning assumption

Every scenario is a planning assumption, not a promise. Outcomes depend on season, pricing, occupancy and how the property is managed.

How the asset works

  1. 1

    Acquire the real estate

Bought directly from the owners, with documentation in place.

  2. 2

    Choose the use model

Private home, hybrid, or managed rental asset.

  3. 3

    Use the existing setup

Channels, processes, suppliers and pricing logic.

  4. 4

    Economic outcome

Revenue less operating costs - stated before financing and tax.

Three ownership models

Private residence

The house is only yours. No hospitality operation, no rental income.

Hybrid second home

You use it in peak weeks or at weekends and let it the rest of the time.

Managed rental asset

Hospitality runs with a management partner; your role stays the owner's role.

Revenue waterfall

Explanatory logic, not a forecast. Actual figures depend on season and agreements.

  • Guest booking value
  • Less OTA fees
  • = Net platform receipts
  • Less management
  • Less operating costs (cleaning, linen, maintenance, utilities)
  • = Estimated operating result before financing and tax

Revenue against sale price

Gross revenue / sale price (480,000 €). This is not a net yield.

Platform continuity

Does the Airbnb account transfer?

The Airbnb account itself is not automatically transferable. What can be handed over is the working system and know-how: listing content, photography, pricing logic, guest guide, processes and suppliers. A new owner operates under their own account.

Can the Booking.com listing continue?

Continuity may be possible through Booking.com's change-of-ownership or change-of-operator process. That depends on the platform's approval and requirements, so it cannot be guaranteed.

Frequently asked questions

Is the 8.5k € shown profit?

No. It is net receipts from the platforms after OTA charges where evidenced - before management, operating costs and taxes.

Is income guaranteed?

No. Nothing here is a guarantee. Results depend on season, pricing, occupancy and how the property is managed.

Can I buy it purely for private use?

Yes. The hospitality setup is an option you can leave unused.
